<p><b>The Role</b></p>

<p>As a <b>Building Surveyor</b>, you&rsquo;ll be responsible for diagnosing building defects, specifying works, and managing works processes, void refurbishments, and planned projects. You&rsquo;ll ensure homes remain safe, compliant, and in excellent condition &mdash; providing a service that delivers real value for money and excellent customer outcomes.</p>

<p>Working with a level of autonomy, you&rsquo;ll make day-to-day operational decisions to ensure service performance, resident satisfaction, and compliance with organisational maintenance and safety standards.</p>

<p><b>Key Responsibilities</b></p>

<ul>
	<li>Diagnose, specify, and manage repairs and maintenance projects across a diverse housing portfolio.</li>
	<li>Carry out property inspections to identify defects, including damp and mould issues, ensuring appropriate remedial action is taken.</li>
	<li>Oversee contractors and consultants to ensure works are delivered to the required quality, on time, and within budget.</li>
	<li>Manage void properties, ensuring efficient turnaround and compliance with void standards.</li>
	<li>Contribute to continuous improvement initiatives, risk management, and operational efficiency.</li>
	<li>Undertake technical audits and performance reviews to drive quality and compliance across the supply chain.</li>
	<li>Ensure accurate financial and compliance reporting, maintaining robust record-keeping in line with organisational asset management systems.</li>
	<li>Promote a culture of building safety, collaboration, and resident engagement across all maintenance activities.</li>
</ul>

<p><b>About You</b></p>

<ul>
	<li>Qualified to <b>HNC level (or equivalent)</b> in a building-related discipline.</li>
	<li>Experienced in <b>responsive and planned maintenance</b>, <b>void management</b>, and <b>defect diagnosis</b> (including damp and mould).</li>
	<li>Excellent technical knowledge of housing maintenance, building pathology, and construction practices.</li>
	<li>Strong understanding of health &amp; safety, landlord and tenant responsibilities, and relevant compliance legislation.</li>
	<li>Effective communicator with the ability to engage positively with residents, contractors, and colleagues.</li>
	<li>Skilled in contract administration, cost control, and ensuring value for money in service delivery.</li>
	<li>Ideally, a member or technical member of RICS (TechRICS) or working towards professional accreditation (desirable, not essential).</li>

<p><strong>The Role:</strong></p>

<ul>
	<li>Allocating works to them and ensuring those works are being carried out in line with the organisation and residents&rsquo; expectations.</li>
	<li>You will have the technical knowledge to be able to support the surveyors with any queries they escalate and provide coaching or training as necessary.</li>
	<li>The work will focus on all projects that sit outside of the repairs team and not within any planned works programmes. This will include damp and mould issues, structural works and anything else deemed to be complex or a major works project.</li>
	<li>The Senior Surveyor will need to build strong relationships with specialist contractors required to look at solutions to issues highlighted and work closely with colleagues such as the Project Managers and Senior Project Managers as they will ultimately deliver the works scoped out by the surveying team.</li>

<p><b>About you:</b></p>

<ul>
	<li>Ideally hold a RICS Qualification.</li>
	<li>History of working as a surveyor within a Housing Association, Local Authority or Contractor operating within the social housing sector.</li>
	<li>Experience of managing a team of surveyors.</li>
	<li>Experience of undertaking complex defect diagnosis across building types (including modern methods of construction), building technologies and building services.</li>
	<li>Experience of implementing quality systems.</li>
	<li>Experience of managing and administrating large and complex contracts delivering high volumes of multidisciplinary repairs to housing, offices and other building types.</li>
	<li>Experience of managing planned maintenance and/or major repairs &ndash; especially in respect of void works, elemental replacements, etc.</li>
	<li>Excellent verbal and written communications skills.</li>
	<li>Excellent Computer skills in Microsoft products, including Outlook, Word, Excel, PowerPoint.</li>
</ul>
