The Assistant Director of Repairs and Estates Delivery role

The Assistant Director of Repairs and Estates Delivery will be responsible for managing and delivering Paradigm Housing’s repairs and maintenance obligations and delivering voids standards and turnaround across all managed stock.  In addition, the Assistant Director of Repairs and Estates Delivery will manage the Estates contractors covering the cleaning and ground maintenance obligations and oversee the fleet management and procurement of the light commercial fleet of circa 200 vehicles.

Key Accountabilities:  

• Lead and deliver strategic direction to operational leads and ensure the provision of high-quality services to customers and service users
• Drive performance across the DLO teams ensuring productivity is in line with the business plan, reducing external supply use and striving to improve upon both efficiency and value for money targets
• Ensure compliance with all statutory health and safety requirements relating to the safe operation of buildings, and working practices of staff, such as CDM, H&S at Work, Building Safety Act and the Fire Safety Act.
• Full responsibility for the repairs, estates, voids, and fleet budget, challenging spend, monitoring financial performance and improving cost effectiveness
• Work cohesively with the Strategic Asset Management team to create and implement robust standards for service delivery, drive efficiency and maximise return
• Work collaboratively with the Executive Director of Property to design, agree and implement a commercially viable function that is cost efficient and provides aspirational service
• Initiate, lead and drive technological improvements throughout the function to streamline and enhance organisational performance
• Promoting and driving a focus on customer satisfaction and welfare across the operation that positively impacts performance and Tenant Satisfaction Measures
• Provide professional senior management support to all direct reports ensuring robust supervision across the function and developing line management skills
• Ensure contracts are procured, mobilised, and managed effectively to meet repairs, estates, void, and fleet investment standards
• Ensure approved contractors and agents deliver a timely, efficient, compliant and value for money service
• Foster and drive a culture of safety first for all team members, identifying and providing all necessary assessments and equipment to ensure colleague welfare.
